By using the Site or interacting with us, you agree to this Privacy Policy and our Terms of Service.
1. Information We Collect
Information you provide. When you submit a property-information form, call, text, or email us, we collect:
Your name and contact information (mailing address, phone numbers, email)
Information about your property (parcel address, county, acreage, ownership history, condition, your reason for selling)
Any other information you choose to share with us in the course of our communications
Information we collect automatically. When you visit the Site, we and our service providers automatically collect:
IP address and approximate location
Device type, browser type, operating system
Pages viewed, links clicked, time on Site
Referring URL (the page or ad that brought you to the Site)
Cookie identifiers and similar technology data (see Section 5)
Information from third parties. We may also receive information about you from:
County appraisal districts, county clerks, and other public records (used to verify property ownership and characteristics)
Marketing list providers and data aggregators (used to identify landowners who may want to sell)
Skip-tracing services (used to identify current contact information for property owners)
Advertising platforms (Meta, Google, TikTok, and others) regarding your interaction with our ads
Other service providers and partners that assist with our business
2. How We Use Information
We use the information we collect to:
a. Evaluate your property and decide whether to make an offer to purchase; b. Contact you about your property and respond to your inquiries; c. Send marketing communications by direct mail, phone, text message, email, and digital advertising about our services and other offers we may extend in the future; d. Show you ads on third-party websites and platforms (including retargeting and lookalike-audience advertising on Meta, Google, TikTok, and other ad networks); e. Operate, maintain, secure, and improve the Site and our services; f. Comply with legal obligations and enforce our agreements and policies; and g. Detect, investigate, and prevent fraud, abuse, and security incidents.
3. How We Share Information
We may share your information with:
Our employees, contractors, and representatives who need it to do their jobs (acquisition managers, transaction coordinators, dispositions team, and others).
Service providers that help us operate the business, including: Hosting, IT, and analytics providers (Google Analytics and similar) CRM and lead-management platforms (such as GoHighLevel, Salesforce, HubSpot, or comparable) Phone, SMS, and email service providers (such as Twilio, SendGrid, or comparable) Direct-mail and list providers (such as LandPortal.com) Skip-tracing and data-enrichment services Advertising and retargeting platforms (Meta, Google, TikTok, and others)
Title companies, attorneys, surveyors, environmental consultants, lenders, and county officials as needed to evaluate, document, and close a transaction.
Affiliates and successors in the event of a merger, acquisition, financing, reorganization, or sale of assets.
Government and law-enforcement authorities when required by law, subpoena, or to protect our rights or the safety of others.
We do not sell your personal information for money. We do, however, share information with advertising partners for cross-context behavioral advertising (retargeting and lookalike audiences), and some state laws define this kind of sharing as a "sale" or "share." If applicable law gives you the right to opt out of this sharing, see Section 8.
4. Direct Mail, Calls, Texts, and Email Marketing
By providing your contact information to us — by submitting a form on the Site, calling or texting us, emailing us, or otherwise responding to our marketing — you expressly consent to receive direct mail, phone calls (including calls placed using automated dialing technology and prerecorded or artificial voice messages), text messages (including marketing texts sent using automated systems), and emails from us, our representatives, and our service providers acting on our behalf.
You can opt out of marketing at any time:
Text messages: reply STOP to any marketing text.
Emails: click "unsubscribe" in any marketing email or reply asking to be removed.
Phone calls: ask any representative to add you to our internal Do-Not-Call list, or email us at the address in Section 11.
Direct mail: email us at the address in Section 11 to be removed from our mailing list.
You may continue to receive transactional or service-related messages (for example, messages about a property under contract) after opting out of marketing.
5. Cookies and Similar Technologies
We and our service providers use cookies, web beacons, pixels (including the Meta Pixel and the Google Ads tag), local storage, and similar technologies to:
Remember your preferences and Site activity;
Measure how visitors use the Site;
Show you ads on Meta, Google, and other platforms based on your interest in our services; and
Build lookalike audiences of users similar to those who have engaged with us.
You can disable cookies through your browser settings, and you can opt out of certain ad-network tracking through:

6. Data Retention
We retain your information for as long as we need it for the purposes described in this Policy, including to evaluate properties, complete transactions, comply with legal and tax obligations, resolve disputes, and enforce agreements. After that period, we securely delete or anonymize the information.
7. Security
We use reasonable administrative, technical, and physical safeguards designed to protect your information. No system is 100% secure, however, and we cannot guarantee the security of any information transmitted over the Internet.
8. Your Privacy Rights
All users. You may contact us at the address in Section 11 to:
Ask what personal information we have about you;
Ask us to correct inaccurate information;
Ask us to delete your information (subject to our legal and business retention needs); or
Opt out of marketing communications.
State-specific rights. Depending on where you live, you may have additional rights under your state's privacy law, including the right to (a) access your personal information, (b) correct it, (c) delete it, (d) opt out of certain "sales" or "sharing" of personal information, including for cross-context behavioral advertising, and (e) appeal a denial of any of these requests. To exercise these rights, contact us at the address in Section 11. We will verify your identity before responding and will respond within the timeframes required by applicable law.
You may also designate an authorized agent to make a request on your behalf. We will not discriminate against you for exercising your privacy rights.
9. Children
The Site is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe a child has provided us information, contact us and we will delete it.
10. Changes to This Policy
We may update this Privacy Policy at any time. The updated version will be posted on the Site with a new "Last Updated" date. Material changes will take effect 30 days after posting; non-material changes take effect immediately upon posting.
